Remodeling EstimatesWe provide Remodeling Estimates for each of our services. We
prefer to call them proposals though. An estimate is to calculate approximately, whereas a proposal is a plan
that is proposed. We like to give a fixed price proposal. This is best for the customer or in our case client.
When we first come out to look at the project we will try to give you a budget range just to give you an idea
of what we think the project may run, this is an estimate. We don’t give remodeling estimates and ask you to
sign the bottom of it. If you do this you could be inviting yourself to some extra charges as the project
progresses. The contractor can always say, “it was just an estimate”.
Remodeling estimates should always be a fixed price proposal. Some contractors like to do work under what they
call cost plus. They take their cost and then mark it up with a percentage to you. The problem with that is
they have no desire to keep the cost down. The more the cost the more they make. You have no way of knowing
what the true cost is, only what they say it is. Even from a contractors’ point of view “cost plus” is a bad
idea. If I make a mistake and a lumber order gets charged to the Smiths project instead of the Jones project,
not only did I not get paid for it I didn’t make any money on it. And believe me when one project can have 1000
different items on it invoices get messed up all the time. We usually find them if that happens, but in my
business it just skews the results of a certain project until I get it straight. If its cost plus and I find it
3 months later are you going to be happy about that? I don’t think so. So, when getting remodeling estimates if
someone tells you they do it on a “cost-plus” basis, run as fast as you can.
So when looking for Remodeling estimates remember, what you really want is a Remodeling proposal. Remodeling
estimates, (proposals) should include an architectural floor plan with a detailed specifications sheet along
with a thorough contract. Our contract is 7 pages long and is not a one sided contract. It protects the client
